As general contractor for your project we deliver a turn-key operation by working directly with the project architect, designer, engineers and trades professionals from the beginning to give our input on the construction aspect of your project. Whether you use an architect you’ve worked with or an architect from our network of industry partners, we will work with that person in each stage from the inception of your project to completion. We work collaboratively, give construction knowledge and value engineering input, and help direct a concept that will work practically within your desired project scope and budget.
After visiting your home and meeting with your design and engineering professionals we will discuss design options that are feasible within your space, budget and project parameters. Your architect will develop some concepts for you to consider and then a more detailed preliminary design based on which concept you choose.
Once the specifics of your project have been established we will move on to pricing your project. We operate based on a negotiated bid method rather than the competitive bidding process. Our estimation team spends time to strategize and research your project price. That ensures you get the value out of your project you are looking for and that we can deliver the level of quality of work our reputation holds ourselves to.
Once you have gone through the estimate and the project has been established we will work with the project architect to process the plans to be approved for construction to begin. Depending on the type of project you have, this may involve planning board review, neighbor approval, or historical review. We are quite versed and experienced with San Francisco Building Code and bring value to your project with our ability to, in conjunction with your architect, expertly navigate this step, minimizing set-backs and delays to your project.
Once your project permit has been approved we start mobilizing our team and assign to you a main point of contact within our project management team. We will illustrate how the work will be staged at the site and how our work will revolve around the occupants of your home. We will provide a sequencing program alerting you to milestone phases of your project and what you can expect and may want to plan for. During construction our project management staff will maintain communication with you and your design professional on current conditions of your project, next steps coming up, any approvals needed and your input as the project moves along. Our staff takes careful consideration regarding site and neighbor relations while we work.
As your project nears completion we will review the final pending work in anticipation of your move into your new space. Once our crew leaves the site our management staff will walk through with you to review the newly constructed areas, new systems, appliances, materials—and their upkeep—as well as review any energy efficiency rebate documentation you may wish to utilize. We will prepare a packet complete with all of the permit documents and any manuals and specifications associated with your project. You have welcomed us into your home and after your project is complete we are available at any time for you to invite us back whether it is for maintenance and upgrades, emergency repairs, house checks while you are away, real estate transaction consulting, service projects or consulting on new projects.
